Paros and its smaller neighbor Antiparos have become fixtures on the map of international luxury home buyers in Greece, but the two Cycladic islands are drawing different kinds of investors, according to an analysis by real estate consultancy Von Poll Greece.
Paros offers a larger market, an airport and year-round services, making it better suited to buyers seeking frequent visits or longer stays.
Antiparos, reachable only by boat, appeals to those seeking privacy and exclusivity.
The island counts actor Tom Hanks among its homeowners.
On Paros, demand centers on the fishing port of Naoussa and nearby northern areas such as Ambelas and Santa Maria.
Buyers seeking quieter settings look to Aliki, Drios and the southeast coast, or to traditional inland villages such as Lefkes and Marpissa, where older stone homes can be restored.
On Antiparos, limited land and strict zoning keep prime properties scarce.
The analysis warns, however, that scarcity does not guarantee higher returns.
Buyers increasingly look beyond sea views, it said, weighing exposure to the strong Aegean summer winds, water and power supply, internet access for remote work and upkeep costs.
The analysis urged buyers to check ownership status, building permits and zoning on neighboring plots, since unobstructed views today may not last.
It also cautioned that rental income is far from assured, given seasonality, management fees and owners' own use of the property in peak months.
The findings come as Greece's island property market continues to attract strong foreign demand, driving up prices across the Cyclades.
