Strong buyer demand pushed average property selling prices on the Greek islands to €2,941 per square meter in the second quarter of 2026, a 5.9% annual increase, according to data released by real estate platform Spitogatos.
Prices on the Ionian Islands rose 5.9% year-on-year to €2,531/m2, while Crete recorded the strongest regional gain at 6.9%, reaching €2,250/m2.
Spitogatos analysts noted that average selling prices on Crete have increased by 50% over the past five years.Americans were the top buyers of homes on the Greek islands in Q2 (April–June), followed by buyers from the UK, Germany, the Netherlands and France.
The majority of foreign buyers are interested in the Cyclades, the Dodecanese and Crete.
The Cyclades also attracted strong interest from Greek buyers, with Amorgos and Antiparos recording the largest annual increases in selling prices.
On tiny Antiparos, the average selling price surpassed that of Mykonos, reaching €7,600/m2 compared with €7,059/m2 on Mykonos.
Among the Ionian islands, the highest annual increases were recorded on Paxos and Kefalonia.
In the Sporades, the highest selling prices were found on Skiathos, followed by Alonissos, Skyros and Skopelos.
In the Dodecanese, the highest average asking prices were on Patmos, Astypalaia and Kalymnos.
On Crete, demand was particularly strong in Q2 for properties in Chania, Rethymno, Heraklion and LasithiSpitogatos is Greece’s leading real estate platform, attracting more than 3 million visitors every month.
